Terms & Conditions for renting holiday property.

1. WEEKLY BOOKINGS. Weekly bookings are normally Saturday to Saturday. Occupancy is from 4pm on the day of arrival until 10am on the day of departure. Shorter breaks may be available - please contact us to discuss.

2. DEPOSITS. 20% of rental should be paid on booking. No provisional, verbal or 'advance' booking will be regarded as final until this deposit has been received.

3. SECURITY DEPOSIT. A security deposit of £200 is required in case of damage to the property or it’s contents, fair wear and tear excluded. The property will be thoroughly cleaned and ready for the client and it is expected that the property be left in good order. Some or all of this deposit may be retained by the owners if, for example, exceptional cleaning is required or there is obvious damage. It is very rare for retention to be made and the owners would ask clients to understand that a security deposit is necessary to ensure that high standards are maintained for the benefit of all. The owners will account to the client for the security deposit and undertake to refund within the 2 weeks following the end of the rental period.

4. PAYMENT. The balance of the rental plus the £200 security deposit must be paid in full, 6 weeks prior to the start of the rental period. No entry will be given unless this amount has been paid in full. Non-payment of the balance will be treated as cancellation and the property will be regarded as available for re-letting.

5. CANCELLATION. Once a booking has been made and accepted, a legally binding contract is entered into and the tenant will be liable for the full amount of the rent. If it is possible to re-let the property for the period of cancellation, only 10% of the total rent will be payable, and the balance of any monies paid will be refunded.

6. INSURANCE. Insurance against cancellation is strongly advised.

7. The tenant agrees to keep the property and all fitments, furniture and equipment and other contents in or on the property in a like state of repair and condition, other than fair wear and tear, as at the commencement of the letting, and will pay for any loss, damage or breakage that may occur during the period of letting. 8. Whilst small well-behaved dogs are often welcome, we would ask owners to discuss with us prior to booking.

9. No sub-letting will be allowed and numbers cannot exceed the numbers agreed.

10. There is no Value Added Tax chargeable on the quoted tariff.
